Seeing an investigator pump water from the kitchen sink faucet or constantly flush a toilet, beam their torch through closets, climb up into an attic room or vanish into the deep recesses of a crawl space, and insert a little check tool into electrical sockets isn’t so… thrilling. Yet the truth is that all such practices are close to a baseball game’s standard pop fly ball or a one-yard gain on a sprint up the center of the game of soccer. They typically aren’t the game’s most entertaining plays, but if you don’t pay attention, you’ll skip the base-loaded home run or hit the 98 yard throw for a touchdown. But the regular action will quickly transform into a game-changer at any moment. While relating to traditional home inspection, the answer to the initial subject question is usually, or should be, separated into two sections. Why? Of what? Since usually there are two real estate brokers interested with an immovable deal. Each real estate agent serves the sale party (the sales or marketing agent)… and the purchase group (the sellers agent) is described by another. For certain instances, a single entity may serve all parties; this is generally called dual service. In the purposes of this report, let us presume that the real estate deal includes two brokers and let us presume still that the deal includes residential real estate.

Have been active specifically in the thousands and thousands… and thousands… I was willing to personally examine the relationships between a significant variety of real estate brokers and their respective customers through home inspections. I speak most frequently personally with both the customers and their partners. I am fortunate enough that my review calendar is usually and often full of client reviews handled by highly qualified, responsible real estate professionals.

Let’s discuss whether the real estate agent customers will attend their Home Inspection clients or not. In my expert view the reaction is… You Betcha! For someone who is not familiar with the word, or who may not have any colleagues, family or Minnesota acquaintances, that means… Completely Yes!

With this, I’m going to preface the following comments… in more than 15 years of delivering competent home inspections, I’ve come to learn, deep down in my very soul, that a top-notch, skilled, trustworthy and committed real estate agent would always… let me reiterate, always… attend home inspection with their clients. Why? Of what? Since the participation of agents at the crucial incident is clearly reflective of their integrity and loyalty towards their customer. Why will an investigator properly serve their clients ‘ best interest if they don’t meet Home Inspection sessions? The truth is that… they can not. It is my understanding that if for whatever reason a qualified agent is unable to make it to the examination (let’s face it, we all have emergencies every now and again), then they must arrange for one of the approved associates to participate in their role.

The explanation that it is so necessary for a buyer’s agent to participate is so that they will discuss and observe, first hand, the things that the Home Inspector may mention in the study, that is vital as there is almost invariably another phase of talks after the Home Inspection is concluded so the buyer’s agent wants to better appreciate the possible implications of the recorded problem.
